Roof Replacement Roof Ventilation Systems

This project involves a comprehensive roof replacement for the detached garage. The technical scope is focused on improving the structure’s weather resistance and airflow. The crew will remove and dispose of the existing power attic vent, transitioning the garage to a passive ventilation system with new ridge vents. Additionally, the scope includes the Remove and Replace (R&R) of two 4″ to 5″ rain caps.

Quality Assurance & Documentation: As per PM requirements for PWI items, the crew must provide clear photographic documentation of:

  • Ice and Water shield installation in valleys and penetrations.
  • Drip Edge and Gutter Apron placement.
  • All new flashing details.

Site Management & Hardscape Protection:

  • New Concrete Protection: The property has a newly installed sidewalk and driveway. Extreme caution is required to prevent heavy impact, equipment stains, or scratching.
  • Operational Safety: The use of ladder stabilizers is mandatory for all structure access. To preserve the Milton property, parking on the grass is strictly prohibited.
  • Logistics & Professionalism: A Dump Trailer is required on-site. The crew must maintain professional standards by wearing plain shirts.
  • Property Shielding: All landscaping, decks, pools/spas, and A/C units must remain covered throughout the day.
  • Exhaustive Remediation: The project concludes with a “white-glove” cleanup, including blowing out gutters, window seals, and handrails. Any tar or scuff marks must be meticulously cleaned from the house and the new hardscapes.
  • Safety Sweep: Multiple magnetic roller passes are required across all driveways, sidewalks, and landscaped areas to ensure a 100% nail-free environment.
  • Inventory: Please leave exactly three squares of shingles on the pallet for the homeowner.
