This project involves a technical system upgrade on a Brentwood residence. The crew will be responsible for the removal of the existing EPDM and the installation of a CertainTeed Flintlastic SA SBS modified bitumen roofing system. Additionally, the current box vents are to be decommissioned and replaced with a high-efficiency cut-in ridge vent system across all ridges. To ensure maximum waterproofing, ice and water shields must be applied to all valleys, chimneys, and roof-to-wall transitions.

The property features a high-value exterior that demands rigorous protective measures:

  • Premium Deck Protection: The back elevation features a new Trex-board deck. The crew must use OSB (Oriented Strand Board) and heavy covers to ensure zero damage to the decking material throughout the project.
  • Perimeter & Landscaping: Full-perimeter landscape shielding is required. Parking on the grass is strictly prohibited, and ladder stabilizers must be used to protect the home’s exterior and gutter lines.
  • Equipment & Cleanliness: All A/C units, pools, and spas must be covered during the day. A Dump Trailer is mandatory for all debris.
  • Final Remediation: The project concludes with a “white-glove” cleanup, including blowing out gutters and window seals, removing all tar or scuff marks, and a thorough magnetic sweep of the landscaping, driveways, and sidewalks to ensure no nails remain.
  • Inventory: Please leave three squares of roofing material on the pallet for the homeowner.
