Key Technical Requirements:
- Sunroom Upgrades: Precise installation of two new skylights on the rear sunroom.
- Gambrel Sealing: Application of high-grade caulking on the gambrel roof sections, specifically under the shingles to prevent wind-driven rain intrusion.
- Ventilation & Hardware: A complete Remove and Replace (R&R) of three 4″ to 5″ rain caps and the decommissioning of existing gutter guards. New ridge vents will be installed on all ridges.
- Waterproofing: Use of Ice and Water shields around all valleys, chimneys, and roof penetrations.
Site Management & Protection:
- Logistics Optimization: To maintain driveway accessibility, all materials and the dumpster must be dropped off on the left side of the driveway.
- Landscape Preservation: Extraordinary care is required for all shrubs and plants in the front of the home. All A/C units, decks, and equipment must remain covered throughout the day.
- Safety & Professionalism: The crew is required to use ladder stabilizers and wear plain shirts. Parking on the grass is strictly prohibited.
- Exhaustive Remediation: The project concludes with a “white-glove” cleanup, including blowing out gutters and window seals, and removing any tar or scuff marks from the home and hardscapes.
- Security Sweep: Multiple magnetic roller passes are mandatory across all driveways and sidewalks to ensure a 100% nail-free environment.
- Inventory: Please leave exactly three squares of shingles on the pallet for the homeowner.
