This project involves a high-precision 1.66-square roof replacement with a significant focus on exterior water management. The technical scope includes the Remove and Replace (R&R) of all chimney flashing and two 6-inch pipe caps. Additionally, the crew will modernize the roof’s ventilation by removing the existing power vent and installing a new ridge vent system across all ridges.
A major component of this assignment is the complete overhaul of the gutter system. This includes the removal of existing guards followed by the full replacement of gutters (refer to project photos for specific locations) and the installation of Gutter Helmets in “30 White” to ensure long-term debris protection. To ensure structural integrity, Ice and Water shields must be applied to all high-risk areas, including valleys, chimneys, and all roof-to-wall penetrations.
Site Management & Protection:
- Outdoor Living Asset Protection: Extraordinary precautions must be taken to protect the pool, back deck, and grill area. These assets, along with all A/C units, must remain fully covered throughout the duration of the project.
- Botanical Preservation: Strict protection measures are required for all plants and landscaping surrounding the home.
- Site Logistics: A Dump Trailer is mandatory. To maintain property standards, parking on the grass is strictly prohibited, and ladder stabilizers must be used for all roof access to prevent gutter distortion.
- Professional Standards: Crew members must wear plain shirts and maintain a high standard of site organization.
- Exhaustive Clean-up: The project concludes with a “white-glove” remediation, including blowing out all new gutters and downspouts, clearing window seals, and removing any tar or scuff marks from the home’s exterior.
- Safety Sweep: Multiple magnetic roller passes are required across all driveways, sidewalks, and landscaped areas to ensure a 100% nail-free environment.
- Inventory: Please leave exactly three squares of shingles on the pallet for the homeowner.
