This project involves a 5-square roofing return with a focus on diverse material applications and localized structural upgrades. The technical scope includes the installation of rolled roofing on the low-pitch sections of the home to ensure maximum water-shedding performance. Additionally, the crew will perform a custom drainage upgrade on the back screened-in porch, which involves installing a gutter apron around the perimeter and adding gutters to the rakes (noting that no drip edge is to be used in this specific area).

Maintenance tasks include the replacement of 5″ and 6″ vent caps (one of each) and the standard installation of ridge vents on all ridges. High-performance Ice and Water shields must be applied to all valleys, chimneys, and roof-to-wall transitions.

Site Management & Botanical Protection:

• Specimen Tree Protection: A primary directive is the absolute protection of the Japanese Maple located at the front of the property. The crew must also exercise extreme caution around all other landscaping.
• Wildlife & Pest Systems: All existing pest control systems must remain intact and undisturbed during the project.
• Property Shielding: Mandatory covers for all A/C units, decks, and pool/spa equipment throughout the day. Ladder stabilizers must be utilized to protect the home’s exterior surfaces.
• Logistics: A Dump Trailer is required. The crew must wear plain shirts and is strictly prohibited from parking on the grass.
• Exhaustive Cleanup: The project concludes with a “white-glove” remediation, including blowing out all gutters and downspouts, clearing window seals, and removing any tar or scuff marks from the home and hardscapes.
• Safety Sweep: Multiple magnetic roller passes are required across all driveways, sidewalks, and landscaped areas to ensure a 100% nail-free environment.
• Materials: Please leave exactly three squares of shingles on the pallet for the homeowner.
