This project involves a full-system roofing replacement for the main house only, managed under strict operational constraints. The technical scope includes the installation of new ridge vents across all ridges and the application of high-performance Ice and Water shields at all valleys, chimneys, and roof-to-wall penetrations. Additionally, the crew will decommission and dispose of all existing gutter guards.

Logistics & Security Protocol:

  • Access Management: The property is gated and situated on a main road. The gate must remain closed at all times. The supply house and delivery drivers must call in advance for access.
  • Traffic Coordination: Due to the location on a main thoroughfare, the Project Manager should arrive with the crew to coordinate vehicle entry and exit safely.
  • Landscape Awareness: Extreme caution is required for underground-wired landscaping lights and glass lighting fixtures located beneath the back deck.

Advanced Property Shielding:

  • Water Feature Protection: The pool and waterfall must be covered with new tarps to prevent any debris intrusion. The front fountain must also remain covered throughout the duration of the project.
  • Deck Integrity: The back deck contains a rubber membrane underneath. The crew is strictly prohibited from driving nails into the deck surface. All deck furniture must be tarped and protected.
  • General Assets: Rigorous shielding of all landscaping, A/C units, and exterior equipment is mandatory.

Operational Standards:

  • Structural Safety: Ladder stabilizers are mandatory to protect the home’s exterior and gutter lines. To preserve the estate grounds, parking on the grass is strictly prohibited.

  • Exhaustive Remediation: The project concludes with a “white-glove” cleanup, including blowing out gutters, window seals, and handrails. Any tar or scuff marks must be meticulously cleaned from the home and driveways.
  • Safety Sweep: Multiple magnetic roller passes are required across all driveways, sidewalks, and landscaped areas to ensure a 100% nail-free environment.
  • Inventory: Please leave exactly three squares of shingles on the pallet for the homeowner.
