This project involves a 6-square roofing return designed to reinforce the home’s primary weather barrier. The technical scope includes a full ventilation upgrade with ridge vents installed on all ridges and the application of Ice and Water shields at all critical transition points, including valleys, chimneys, and all roof-to-wall penetrations.
In addition to the roofing installation, the crew is responsible for several key exterior modifications:
- Hardware Decommissioning: Permanent removal of all existing satellite dishes.
- Fixture Removal & Safety: Removal of the exterior outdoor light located above the front porch, followed by the professional capping of the electrical connection.
- Hardware Refresh: A complete Remove and Replace (R&R) of two rain caps (up to 5″).
Site Management & Property Protection:
- Asset Shielding: Comprehensive protection is required for all landscaping, decks, and pool/spa equipment. All A/C units must be covered during the demolition phase, with protection removed immediately following the tear-off.
- Structural Safety: The use of ladder stabilizers is mandatory for all roof access to protect the home’s siding and gutter lines. To preserve the Milton lawn, parking on the grass is strictly prohibited.
- Logistics & Professionalism: A Dump Trailer is required on-site. Crew members must maintain a professional appearance by wearing plain shirts and keeping an organized workspace.
- Exhaustive Remediation: The project concludes with a “white-glove” cleanup, including blowing out all gutters, window seals, and handrails. Any tar or scuff marks must be meticulously cleaned from the home’s exterior and hardscapes.
- Safety Sweep: Multiple magnetic roller passes are mandatory across all driveways, sidewalks, and landscaped areas to ensure a 100% nail-free environment.
- Inventory: Please leave exactly three squares of shingles on the pallet for the homeowner.
