Roswell Residential – Custom Metal Refinishing & Critical Chimney Flashing Remediation

A specialized roofing restoration in Roswell focused on structural leak prevention and architectural color matching. This project features high-priority chimney flashing reinforcement and custom-matched painting to synchronize the metal roofing components with a new dark bronze gutter system.

Chimney Flashing Repair Roof Replacement

This project involves a comprehensive exterior restoration with a heavy emphasis on waterproofing and aesthetic continuity. Due to a history of water intrusion, the crew must prioritize the chimney flashing, ensuring it is structurally sound and reinforced with Ice and Water shields to prevent future leaks.

Key Technical & Aesthetic Requirements:

  • Custom Refinishing: The metal roof and flashing must be professionally painted to match the “Senox Dark Bronze” color profile of the new gutter system.
  • Drainage & Hardware: A full gutter replacement is included in the scope. Additionally, the crew will Remove and Replace (R&R) two 6-inch rain caps.
  • Exclusions: Per the client’s request, window screens are not included in this work order.
  • Ventilation: Installation of ridge vents on all ridges to ensure optimal attic airflow.

Site Management & Operational Constraints:

  • Time Sensitivity: The homeowner strictly prohibits work past sunset. The crew must manage the production schedule to ensure the site is secured and cleaned before dark.
  • Property Shielding: Extreme care is required for all landscaping, decks, and pool/spa areas. A/C units must be protected during the process, with shielding removed immediately after the tear-off phase.
  • Structural Safety: Ladder stabilizers are mandatory for all roof access. Parking on the grass is strictly prohibited to maintain the Roswell estate grounds.
  • Professionalism: A Dump Trailer is required for all debris. Crew members must wear plain shirts and maintain a highly organized workspace.

Exhaustive Remediation Protocol:

  • Final Clean-up: The project concludes with a “white-glove” cleanup, including blowing out new gutters, window seals, and handrails. Any tar or scuff marks must be meticulously cleaned from the home and driveways.
  • Safety Sweep: Multiple magnetic roller passes are required across all hardscapes and landscaped areas to ensure a 100% nail-free environment.
  • Inventory: Please leave exactly three squares of shingles on the pallet for the homeowner.
